We have some tips for you today that will help you rent your home to the best possible tenants right away. First, Examine Your Property’s Condition:  You want fresh paint, exceptional landscaping, clean surfaces and attention to detail inside and outside of your property.  Make sure the curb appeal is enticing when prospective tenants pull up. Mow the lawn, trim the bushes and clear the weeds.  Once they are inside, wow them with nice floors, clean carpets, sparkling bathrooms and appliances that are spotless, updated and working well. Next, Price the Home Fairly: The amount of rent you’re charging for your rental home will have a huge impact on how long it stays on the market. If you want to rent it fast, make sure you’re asking the right amount.  In a strong rental market, it can be tempting to price the home a little bit higher than what similar properties are going for. Don’t do it. Take an objective look around and compare your home to the others on the market.  Instead of looking at what homes are listed for, take a look at the amount that they rented for. There might be a difference.  This doesn’t mean you should under-price your home. Good tenants are willing to pay for good properties, just make sure you’re in the right price range. Excellent Advertising: You can have the best property on the market, but if no one knows about it, you’ll have a hard time renting it quickly. Make sure you get maximum exposure by advertising it to a wide audience.  Put a professional looking sign in the yard or the window  Get your listing on all the best online rental sites. At a minimum, your rental should be showing up in search results on Zillow, Trulia, HotPads, Rentals.com and Craigslist.  Don’t waste a lot of time; list your ad, respond to potential renters right away and get them out to view the property before they move on to another.
